Where does Atalla Group operate?
Atalla Group serves property owners and investors across Ontario. Property management and construction assignments are evaluated based on location, building needs, project scope, and the team required. Our current marketing focus is the Greater Toronto Area, including Toronto, Peel, York, Durham, and Halton.
What types of properties do you work with?
We work with residential rental properties and multifamily apartment buildings, and we assess mixed-use or commercial needs individually. Construction services may support rental buildings, commercial properties, and other eligible assets. Contact us with a brief description so we can confirm fit.
Do I need a large portfolio to work with you?
No fixed minimum portfolio size applies to an initial property-management conversation. We assess the property, owner objectives, location, and level of support required. A smaller landlord can still benefit from professional systems, reliable communication, and coordinated maintenance.
How do I request a proposal or consultation?

Will I receive a clear scope and pricing before work begins?
Yes. The applicable agreement or proposal should describe the services, responsibilities, pricing approach, approvals, and important limitations. Construction scopes may be refined after a site review, drawings, engineering, quotations, or other due diligence.
Property Management
Day-to-day support for landlords and multifamily rental properties.
What is included in full-service property management?
Services may include resident communication, rent collection, arrears follow-up, leasing coordination, inspections, maintenance and work-order coordination, vendor management, owner reporting, and document organization. The exact responsibilities are set out in the management agreement.
Can you manage an apartment building or multifamily property?
Yes. Our systems are designed to coordinate units, leases, resident ledgers, work orders, vendors, inspections, building documents, and owner reporting in one operating workflow. We assess staffing and on-site requirements for each building.
How do you collect and track rent?
Rent payments are recorded against the applicable resident ledger, with the payment method and supporting evidence retained when available. The system supports rent-roll visibility, balance review, receipts, follow-up, and reconciliation. Cash or exceptional payments require documented manual entry.
How do you handle rent arrears in Ontario?
We document the ledger, communicate with the resident, and coordinate the appropriate operational and legal next steps. Any formal notice or Landlord and Tenant Board process must follow Ontario law and the specific facts. Legal work is handled by an appropriately licensed professional when required.
How are maintenance requests and work orders handled?
A request is logged with the property, unit, scope, urgency, evidence, internal coordinator, and person or vendor doing the work. The responsible team member tracks estimates, approvals, scheduling, progress, completion evidence, and invoices. Emergency issues are triaged based on health, safety, security, and property-damage risk.
Can owners approve larger repairs before work proceeds?
Yes. Approval thresholds and emergency authority can be defined in the management agreement. Routine work can move efficiently within the approved authority, while larger or non-emergency items can be sent to the owner with the scope, price, and response options.
How do you select and manage vendors?
Vendors can be reviewed for services, service area, availability, pricing, insurance, WSIB information where applicable, and prior performance. Quotes, work orders, invoices, payments, and supporting documents are retained against the relevant vendor and property records.
Do you help with tenant screening and leasing?
Yes. Leasing support may include inquiry handling, pre-qualification, applications, screening coordination, document collection, lease preparation, deposits, move-in readiness, and inspections. Approval criteria and legal requirements are applied consistently to the information available.
How do owners see what is happening at their property?
Owners can receive structured reporting and access to relevant property information through the applicable owner portal and communication channels. This can include rent collection, outstanding balances, work orders, invoices, documents, and items requiring an owner decision.
Can you take over from another property manager?
Yes. A transition normally includes collecting leases, ledgers, deposits, keys, vendor records, notices, open work orders, insurance documents, financial records, and resident contact information. We reconcile the available information, identify gaps, and establish a controlled go-live plan.
Do you provide building inspections?
Inspection services can include move-in and move-out inspections, routine unit or common-area reviews, turnover readiness, and condition documentation. Entry notices, privacy, and other legal requirements apply. Findings can be connected to work orders and supporting photographs.
How do you protect tenant privacy and building records?
Access is limited according to a user's role and business need. Sensitive documents and personal information should only be collected, used, shared, and retained for legitimate purposes and in accordance with applicable law, contracts, and privacy practices.
Rent Guarantee
Current public program limits and what landlords should understand.
What is the Atalla Rent Guarantee Program?
It is an optional offering for eligible leases intended to reduce the financial impact of qualifying unpaid rent and certain tenant-related events. Screening, enrollment, ongoing compliance, exclusions, claim evidence, and the current written program agreement all apply.
How much rent may be protected?
Current published SingleKey program limits provide up to 12 months of qualifying rent reimbursement, to a maximum of $60,000 per lease. This is a maximum program limit, not an automatic payment. Eligibility, exclusions, waiting periods, claim requirements, and the signed agreement determine coverage.
Does the program include tenant damage and legal fees?
Current published program limits include up to $10,000 for qualifying unpaid court-ordered malicious tenant damage and up to $2,000 for eligible eviction legal fees. A qualifying unexpected lease break may also provide up to 30 days of rent. The written terms and provider's claim decision control.
Does every tenant or lease qualify?
No. The provider reviews eligibility using the current application criteria and required documents. This may include identity, income, credit, affordability, lease documentation, and payment history for an existing tenancy. Approval must be confirmed before relying on the program.
Does Rent Guarantee replace landlord insurance?
No. It does not replace property, liability, landlord, or other appropriate insurance. It provides defined benefits only for qualifying events under the program agreement. Owners should discuss their insurance needs with a qualified insurance professional.
What happens if a tenant stops paying rent?
The missed payment should be documented promptly, and the required communication, notices, mitigation, legal process, and claim steps must be followed. Timing and documentation matter. Contact the management team immediately rather than waiting for the arrears to grow.
Are payments guaranteed in every default?
No. Benefits depend on the lease being approved and enrolled, the event qualifying under current terms, the owner meeting ongoing obligations, and the claim being supported and accepted. The program is subject to limits and exclusions.

Construction & Building Improvements

What construction services does Atalla Group provide?
We evaluate renovations, building rehabilitation, capital improvements, repairs, and construction-management needs. Services may include scope development, budgeting, quotation coordination, scheduling, vendor and trade coordination, progress documentation, change management, and project closeout.
What size construction projects do you take on?
We currently focus marketing on GTA construction opportunities of approximately $50,000 or more, with larger projects preferred. Smaller or specialized work may still be reviewed based on scope, location, timing, and the required trades.
Do you handle occupied rental-property renovations?
Yes, when the project is suitable. Occupied-building work requires careful phasing, resident communication, access planning, safety controls, dust and noise management, and compliance with lease and legal obligations.
How is a construction scope and budget developed?
We begin with the client's objectives and available information, then identify site conditions, drawings, specifications, permits, engineering, selections, and trade input that may be required. The budget becomes more reliable as unknowns are resolved and the scope is documented.
How are quotes, approvals and change orders handled?
Quotes should be tied to a written scope. Client approvals are recorded before non-emergency work proceeds where required. If the scope, site conditions, materials, schedule, or price changes, the impact is documented and submitted for the appropriate approval.
Can I track construction progress?
Yes. Project records can include responsibility, milestones, current status, photographs, daily or periodic notes, outstanding decisions, quotations, change orders, invoices, payment evidence, deficiencies, and closeout documents.
Who obtains permits and professional drawings?
Responsibility is confirmed in the project agreement. Depending on the work, the owner, Atalla Group, or a retained architect, engineer, designer, or permit consultant may coordinate the required documents and submissions. Work requiring permits or professional design should not proceed without the necessary approvals.
How do you choose contractors and trades?
Selection may consider qualifications, relevant experience, availability, service area, pricing, references, insurance, WSIB status where applicable, schedule, and prior performance. Requirements vary by trade and project risk.
How do I request a construction quote?
Contact the team with the address, type of property, approximate project value, desired timing, and a short description. Plans, photographs, reports, or an existing scope can be attached or requested during follow-up.

Does Atalla Group help investors find rental properties?
We may assist with rental-property and multifamily acquisition opportunities based on the investor's criteria and available assignments. Support can include initial screening, operational review, renovation considerations, and coordination with appropriate real estate, financing, legal, accounting, and technical professionals.
What do you review before recommending an acquisition?
Relevant factors may include location, unit mix, rent roll, vacancies, arrears, operating costs, building condition, capital requirements, zoning, financing assumptions, management intensity, and the reliability of available records. The review scope depends on the opportunity.
Can you help improve a property after purchase?
Yes. Property operations and construction planning can be coordinated around a practical business plan, including immediate life-safety or maintenance needs, resident communication, turnover work, capital improvements, leasing, and ongoing reporting.
Do you guarantee investment returns or property appreciation?
No. Real estate involves market, financing, construction, operating, regulatory, and tenant risks. Any projections are assumptions rather than guarantees. Investors should obtain independent legal, tax, accounting, financing, insurance, and other professional advice.
Can owners or investors bring you an opportunity they already found?
Yes. Share the address, available offering materials, current rent roll, expenses, building information, and your objectives. We can confirm what operational or construction review may be useful and what outside professionals should be involved.
