Planning a GTA Commercial Fit-Out: Start with How the Space Will Operate
Prepare a commercial renovation brief around occupants, equipment, deliveries and daily operations before choosing finishes.

The quick take
Prepare a commercial renovation brief around occupants, equipment, deliveries and daily operations before choosing finishes.
Describe a normal day in the premises
An attractive commercial interior can still be awkward to use. The counter is in the wrong place for deliveries, equipment competes for space or the route through the premises does not reflect how people actually work. Those questions belong in the brief before finishes dominate the discussion.
For a GTA fit-out, begin by explaining what the business needs the space to do. The contractor and appropriate design professionals can then help identify the information and approvals needed to develop the proposal.
Write down how people arrive, where they wait, how staff move, where supplies enter and how waste leaves. Include opening and closing activities, cleaning and any periods when the space is especially busy. A simple annotated plan is often more useful than a folder of unrelated inspiration photographs.
List the equipment and furnishings that influence the layout. Record dimensions and operating information from actual product documents where available. Mark anything that is still undecided so that an assumption does not quietly become part of the design.
Establish who controls the decisions / Verify the site before fixing the layout
Clarify the roles of the owner, tenant, landlord, designer and contractor as applicable. Identify who can approve the work, who supplies equipment information and who must review changes affecting the building. Review the relevant lease and property arrangements with the right advisers.
Do not assume that work inside one premises affects only that space. Access, building systems, shared routes and landlord requirements may need coordination. Ask the project team to identify these interfaces early.
Collect existing drawings and arrange the appropriate site review. Ask the design team to confirm which measurements, services, intended uses and local requirements need investigation. A product choice or layout sketch does not establish that the site can support it.
Keep a list of open questions and the person responsible for answering each one. Where a quote depends on an assumption about an existing service, make that assumption visible and establish how it will be checked.
Turn the operating brief into a buildable scope
Once the main decisions are understood, connect them to drawings, specifications and responsibilities. Identify owner-supplied items, delivery dependencies and any work needed before installation. Confirm how the team will handle a later operational change.
The brief should help everyone answer the same question: what will the completed space allow the business to do, and what has actually been included to achieve that?
